01Two doors
For the Saturday turnover
You own a couple of properties. Walk it, sign it, hand the keys. That is the whole job. Not a listing site. Not rent collection.
A room for both of you
You and the tenant share a link. Upload the lease you already use. Walk the unit, agree on the deposit, both sign that lease. Papers — walk and lease — in both inboxes. The room lasts 30 days, then it is gone.
Tenant does not pay. If it will not run, we refund it.
Three steps · then you are done
A finished deal: walk, inspection and deposit ticked by both, signatures. Same packet that lands in email.
You get a room. They get a link. Drop in the lease you already use. No account for either of you.
Walk, tick the deposit and the lease, both sign. We email that packet — the walk and your lease. The room dies in 30 days. Keep the email.

Avail and the rest want you in a portal forever. This is $25 for this deal. Tenant does not pay. Stop when you are done.
03Guaranteed
The room is only there so you can finish. Then the papers live in email. If it will not run, we refund it.
rental.fyi is paperwork you produce on the walk. Photos and notes are as you entered them. Not a licensed home inspection, appraisal, or legal finding.

A landlord and a tenant closing one unit this weekend. If you already live in Avail or AppFolio, this is not that.
No. You pay $25. They get a link. No account for either of you.
So both of you know who signed. Each person photographs a state-issued ID and a selfie in the room. You can look at them there while you finish. We do not put ID photos in the emailed packet, and we do not send your ID to the other person as a file. The room deletes those pictures after 30 days. Hashes of them go in the HMAC record. This is not a credit, criminal, or tenant-screening report.
No. Upload the lease you already use, or draft a plain-English one from the names, dates, and rent. We flag gaps. You can revise the draft from those flags. Both of you open the PDF and sign. Not legal advice. Not a lawyer-reviewed 50-state form.
The landlord drops in a PDF, a photo, or pasted text — or drafts one if they do not have a file. We fill the blanks, list watch-outs, and can turn those flags into a revised PDF. Both of you open that PDF, tick that it is the lease, and sign. The emailed file is that PDF plus an execution page. HMAC-SHA256 hashes the draft you both reviewed. Not legal advice.
Yes. Open the sample. That is the shared space.
By default, no. The room lasts 30 days, then it is gone. Walk photos and signatures live in the emailed packet; keep that. ID photos stay in the room only. For $15 extra we keep that sealed packet and the HMAC record for 7 years. Both of you get a retrieve link. The room still ends in 30 days. Not a law firm, not a subscription, not legal advice.
When you both agree and sign, we hash the inspection, deposit, rent, dates, walk-photo fingerprints, ID and selfie fingerprints, and both signatures, then HMAC-SHA256 sign that hash. The receipt is in the email. Anyone can check it at /verify. Photos are hashed in that receipt, not shown. The emailed file has the walk pictures and signatures, not the ID photos.
No. Photos and notes as you entered them. The signatures are electronic with your consent. Not a licensed inspection and not legal advice.
Bookmark your deal link, or enter your access code under the price. The room lasts 30 days from purchase.
If it will not run on your phone, email hello@rental.fyi. We refund it.
