Tick the inspection, the deposit, the rent. Both sign. We email a hashed, HMAC-signed record of that agreement. The room dies in 30 days. Keep the email.

No. You pay $25. They get a link. No account for either of you.
So both of you know who signed. Each person photographs a state-issued ID and a selfie in the room. You can look at them there while you finish. We do not put ID photos in the emailed packet, and we do not send your ID to the other person as a file. The room deletes those pictures after 30 days. Hashes of them go in the HMAC record. This is not a credit, criminal, or tenant-screening report.
No. Upload the lease you already use, or type last year’s numbers. We read your paper and flag likely gotchas for your state. Not legal advice. Not a 50-state form. If you need a lawyer-reviewed form, use one of those and still walk the unit here.
The landlord drops in a PDF, a photo, or pasted text. We fill rent, deposit, dates, and extra terms, and list watch-outs for that state. Both of you still have to tick and sign. The file is not kept. Not legal advice.

By default, no. The room lasts 30 days, then it is gone. Walk photos and signatures live in the emailed packet; keep that. ID photos stay in the room only. For $15 extra we keep that sealed packet and the HMAC record for 7 years. Both of you get a retrieve link. The room still ends in 30 days. Not a law firm, not a subscription, not legal advice.
When you both agree and sign, we hash the inspection, deposit, rent, dates, walk-photo fingerprints, ID and selfie fingerprints, and both signatures, then HMAC-SHA256 sign that hash. The receipt is in the email. Anyone can check it at /verify. Photos are hashed in that receipt, not shown. The emailed file has the walk pictures and signatures, not the ID photos.
